Sullivan's Island Magazine Summer/Fall 2018

17 www.SullivansIslandMagazine.com | www.SullivansIslandHomes.com As expected, this wasn’t just any property; there were many historical factors to consider. For example, on Sullivan’s Island, if more than 50 percent of a building is being renovated, that building has to be lifted above current flood plain elevation levels. However, this was not the case for the Sullivan’s House condos. “We received a variance not to raise the building to retain the historical integrity of the property,” said Marr. And in addition to that variance, the FEMA flood maps are in the process of being revised at the end of this year (2018), which will likely put the property above the future flood plain elevation levels. Preserving history while restoring the structure was at the forefront of everyone’s mind, as Laura Middleton recalled: “We were able to maintain much of the historic fabric of the original buildings. The historic porches, columns, louvers, brick foundation and last remaining brick chimney are being refurbished. Original bead board ceilings and hardwood flooring remain on sections of the interior. The asbestos siding installed in the ’50s was removed and replaced with lap siding to match the original schoolhouse structure. New energy-efficient wood windows, doors and transoms matching the original size and configuration have been installed to restore the building back to its original design.” “We knew whatever we did with the property, it needed to be both a nod to the history of this fascinating structure but also a recognition of modern construction technology and current design and architectural trends on Sullivan’s Island,” said Kleiman. “Working with the town of Sullivan’s Island’s officials and review boards, we set out to preserve and restore the exterior to create a blend as if the original school and church been constructed today.” So what else do these island-centric, spacious, walkable and historic condos have to offer? Landscaped lawns, common areas, a swimming pool, a private outdoor patio and parking area with each unit – all perfect amenities for the “lock-and-leave” lifestyle. Marr explained: “Sullivan’s House is the perfect space for people who desire to stay on the island and downsize, as well as having everything on one level, with no stairs. We think it’s also very attractive to those people who desire to have a house in another city as well as Sullivan’s Island.” The condos are now available for purchase and will be move-in ready before 2019.
