16 www.SullivansIslandMagazine.com | www.SullivansIslandHomes.com First Graded School To Finest Island Condos I t all started in the 1920s as a schoolhouse – the first graded school on Sullivan’s Island, that is. Fast forward to the 1950s, when a church purchased the school and added to the building. And by the late By Helen Harris 1970s, this versatile building had been transformed into one- and two-bedroom apartments. What will you find today at this historic landmark in the heart of Sullivan’s Island? Sullivan’s House: four condos, all generously sized at approximately 2,500 square feet each, epitomizing coastal casual modern-day luxury while also paying homage to the past by preserving the historical integrity of the building. Developer Patrick Marr of 2302 Middle Street, LLC, excitedly led the way when he saw the opportunity to develop the property. “I’ve been a resident on Sullivan’s Island for almost 13 years and have driven by the property several times a day. … and thought it would be neat to restore it. When it went on the market, we put it under contract in one day,” said Marr. And since July 2017, when the property was put under contract, it has been “full-steam ahead,” according to 2302 Middle Street, LLC, Managing Partner Steven Kleiman. Marr’s 33 years in the commercial real estate industry in both Charleston and Washington D.C., combined with Kleiman’s 15-plus years of experience in commercial real estate investment, financing and development, has enabled the team to develop a critical need for island residents. “As soon as we heard the property might be for sale, we immediately mobilized our efforts and engaged The Middleton Group to help us imagine (or reimagine) what this amazing piece of local history could become,” Kleiman continued. The Middleton Group got its start in 2007 when Laura and Blake Middleton moved from Greenville to Mount Pleasant and started their own architectural firm – with the office in downtown Charleston since 2009.
